SkyCheck™ drone roof surveys provide aerial visual monitoring only and do not replace qualified roof inspections or structural assessments.
Where our protocol includes functional checks such as pressing smoke alarm test buttons, running taps, flushing toilets, testing light switches and switching on appliances, these confirm basic observable function only. They are not licensed safety inspections and do not certify compliance with any standard. Smoke alarm testing confirms the alarm sounds when the test button is pressed; it does not certify battery life, sensor calibration or compliance with AS 3786. Plumbing checks confirm visible function; they do not assess pipe condition, water pressure compliance or concealed plumbing. Light switch and appliance checks confirm the item powers on; they do not assess wiring condition, electrical safety or compliance with any electrical standard.

Yes. No service eliminates risk entirely. Hidden defects, latent structural issues, or a storm in week two of a four-week absence can still cause damage. Marenn dramatically reduces the window in which issues go undetected, but it is a preventative monitoring service, not a guarantee against damage or loss.
Clients remain responsible for maintaining appropriate building and contents insurance.
Every Marenn Care Report includes a Property Condition Index: a single score from 0 to 100 that reflects the current condition of your property based on that month's inspection data. The score is derived from the findings across every area inspected: room-by-room checklist assessments, AI photo comparison results, and any recommended actions.
A score above 85 (green) indicates stable condition with no significant concerns. A score between 65 and 84 (amber) means items have been identified that warrant attention. Below 65 (red) indicates issues that should be addressed promptly.
The real value is in the trend. Each monthly score is plotted on a chart that builds over time, giving you an immediate, visual answer to the question that matters most: is my property holding steady, or is something changing? A flat line at 92 over twelve months tells a very different story to a gradual decline from 95 to 78. The trend line surfaces patterns that no single report can reveal, and it's often the first sign that a deeper investigation is warranted.
The score is calculated from your inspection data only. It is not an opinion, an estimate, or a prediction. It is a direct reflection of what was observed.
Two items are installed at onboarding, both at locations you confirm in advance:
Marenn Access Key Safe. A tamper-resistant key safe mounted discreetly on an exterior wall. The unit uses a single anchor point and is enclosed inside a plain weatherproof box — it is not identifiable as a key safe from the outside, and is positioned away from any street view. Installation requires one small drilled hole. All hardware remains Marenn's property for the duration of your membership.
Marenn Climate Station. A compact, solar-powered weather sensor installed on your roof by an accredited aerial installer. It measures temperature, humidity, rainfall, wind speed and direction continuously — 24/7 — and transmits data via its own mobile connection, with no dependence on your home WiFi. A small indoor gateway hub is placed inside your home, garage, or utility room and requires only a standard mains power point. The roof installation involves a single small, waterproofed penetration point with a sealed flashing collar, identical to a TV aerial mount. Both sensor and gateway remain Marenn's property.

The Marenn Climate Station is a permanently installed, solar-powered sensor that records the microclimate at your specific property — not a suburb average, not a postcode estimate. Your property, your data, continuously.
It measures temperature, humidity, rainfall, wind speed and direction, UV index and solar radiation, pushing readings to the Marenn platform around the clock via its own mobile data connection. No WiFi required.
This data does three things for you. First, every condition observation in your Marenn Care Report is correlated with the actual climate conditions that preceded it — so we can distinguish between a damp wall caused by a slow leak and one caused by three consecutive days of driving rain. Second, the Climate Station feeds our SkyCheck™ drone flight checks: our stewards can confirm wind conditions are within safe limits before launching. Third, during and after severe weather events, the real-time data from your property informs how quickly we respond and what we prioritise when we deploy a Marenn Storm Report.
Nothing about your property's condition compounds quietly when we're watching the climate it's sitting in.
During onboarding, Marenn installs a Marenn Access Key Safe at your property — a tamper-resistant, wall-mounted unit fitted discreetly at a location you confirm in advance. It is concealed inside a plain weatherproof enclosure and is not identifiable as a key safe from the outside.
There are no standing access codes. Every time a steward or approved trade visits your property, a unique time-limited PIN is generated specifically for that visit and that person. It activates only within the agreed visit window and expires automatically. No PIN is ever reused. Every entry is logged with the identity of the person, the time of arrival, and GPS confirmation of location — and that record is permanent.
This is meaningfully different from leaving a key with a neighbour. A neighbour holds your key indefinitely with no record of when it was used, no way to verify who used it, and no mechanism to revoke access without physically retrieving the key. With Marenn, access exists only when you've authorised a visit, expires the moment that visit is over, and produces an audited trail you can review at any time. You can request an access history at any time through your member portal.
All access arrangements are confirmed with you in writing at onboarding and updated whenever your circumstances change.
All Marenn stewards are police-checked, vetted and reference-checked. We recruit locally and deliberately: our stewards are established members of the communities they work in, with genuine stakes in the areas they serve. Before every Marenn, your steward verifies their identity with a biometric selfie, creating a complete, audited chain of custody from the moment they arrive.
Marenn holds public liability insurance and professional indemnity insurance. Every steward operates under our company coverage and is required to maintain professional presentation and conduct at all times. Certificates of currency are available on request.
You are notified promptly via WhatsApp Business or email, with photographs. Where you have pre-authorised us to act: turning off the water supply if a leak is detected, moving outdoor furniture ahead of a storm, we will do so immediately and report back.
No non-emergency work is ever undertaken without your explicit approval.
Our stewards are trained to exercise good judgement on minor matters within easy reach: bringing in bins left out, closing an open window, moving outdoor furniture ahead of a storm. These aren't commitments, they're the kind of thing a trusted person does when they're in your home.
We never ask stewards to take risks or act outside their training, but we do ask them to notice what a thoughtful neighbour would notice, and act accordingly.
Your Onboarding Questionnaire includes a key transfer section — you simply tell us which option suits your situation and we handle the rest. There are three paths:
Present at the property. If you'll be at the property for your onboarding visit, your steward collects a spare set directly from you on the day. This is the simplest option and the one most members choose.
Local agent or property manager. If you have someone local who currently holds a key, your steward can collect from them on the day of your onboarding visit. We confirm the details with you in advance.
Tracked return satchel. If you're not local and don't have an agent, we send you a prepaid, tamper-evident tracked satchel with a simple instruction card. You place your spare set inside, seal it, and drop it in any post box. We confirm receipt and schedule your onboarding from there. This option is available to all members regardless of where they're based.
In all cases, key transfer details are confirmed directly and securely — never over email.
Every key set that arrives at Marenn is logged immediately — date received, a unique property reference code, and who handled it. Keys are never tagged with your name or address; the reference code is the only link to your property, and that link exists only inside our system.
Your keys are duplicated by a licensed locksmith using professional code-cutting equipment — not a high-street key cutter. Every duplicate is tested before it leaves the locksmith. We then hold two sets: one stored in our secure key cabinet at our Peregian Beach operations facility, and one loaded into your Marenn Access Key Safe at the property during your onboarding visit. The duplicate in the key safe is what stewards use for day-to-day access; the office set is your backup.
Before loading keys into your key safe, your steward tests every key in its corresponding lock and confirms function. This is a checklist step, not a courtesy — it ensures the right key opens the right door before we close the onboarding visit.
The full movement of your keys — received, duplicated, stored, transported, loaded — is logged as a chain of custody record in your property file. You can request this record at any time.
One set lives inside your Marenn Access Key Safe at the property, accessible only via a time-limited PIN generated for each visit. The backup set is held in a commercial-grade secure key cabinet at our Peregian Beach operations facility, accessible only to authorised Marenn personnel.
Keys in the cabinet are tagged with a property reference code only — no name, no address. A sign-in and sign-out log records every time the cabinet is accessed. The only way to connect a key tag to a property is through the Marenn platform, which requires authenticated access.
This two-set structure means your property is never left without a viable access route. If the key safe were ever to develop a hardware fault, the office backup allows us to service your property without interruption while we resolve the issue.
Your report is delivered same day of your steward leaving the property. Our preferred delivery method is WhatsApp Business: photos, video and written notes in a single organised thread, creating a running record of every conversation about your home in one place.
Reports can also be delivered via email on request.
Your Digital Home Record is your property's permanent condition archive, built incrementally with every Marenn. It contains the full photographic history, noted maintenance items, completed works and mechanical system recordings.
Over time, this becomes a genuinely valuable asset: a complete, timestamped record of your home's condition that supports maintenance planning, capital works decisions and resale value.
A human reviewing last month's photos alongside this month's is working from memory and attention. Both are fallible, particularly across dozens of rooms and hundreds of images. TimeFrame™ compares images at a pixel level, same room, same angle, same frame, and flags specific areas where change has occurred, with the changed region highlighted for the steward to physically re-examine before leaving.
The practical difference: a faint new watermark on a ceiling, a hairline crack that has widened slightly, a small area of paint that has bubbled. These are changes a conscientious human might notice. They are changes our system will always notice. The combination of computer vision identifying and human steward verifying on the spot is more reliable than either alone.
Marenn Prevent is our vetted trade network. When a Marenn identifies something that needs attention, such as a plumber, electrician, pest controller or maintenance contractor, we connect you with a qualified, trusted local professional.
We coordinate the visit, brief the trade, supply time-limited access credentials to your key safe, and confirm completion with photographic evidence. Trades are independent licensed contractors; their compliance responsibilities remain their own. Where Marenn receives a coordination fee, this will always be disclosed.
Your Marenn membership includes delegated maintenance authority of $1,000 per job as standard. This means Marenn can approve and coordinate routine maintenance and minor repairs up to that amount on your behalf — quickly, without needing to chase you for each individual sign-off.
Every item Marenn approves under your delegated authority has already been identified and raised in a Marenn Care Report you've seen. We then benchmark the trade's quote against market rates and only proceed if it's fair and reasonable. You will always see what was done, by whom, and for how much in your next report.
For any work quoted above your delegated authority, you'll receive a secure approval email and SMS containing the trade's quote, diagnosis, photos and proposed timing. You approve or decline with a single tap — nothing proceeds without your explicit sign-off.
You can request a different delegated authority limit — higher or lower — at any time by emailing hello@marenn.com. Some members prefer $500; others set it at $2,500 or waive the limit entirely for urgent works. It's your call.
If something urgent arises — a burst pipe, a failed hot water system, storm damage — Marenn will coordinate an emergency attendance immediately under your delegated authority where the expected cost is within your standard limit. For larger urgent works we'll reach you by phone, email and SMS for express approval.
You will never be out of the loop. Every urgent attendance is logged in your Digital Home Record with full photographic evidence, the trade's diagnosis and the final invoice.
No. Marenn Prevent is a convenience, not a requirement. You are always free to engage your own contractors. We can liaise with them directly if you prefer: providing access, briefing them on findings and coordinating attendance around your schedule. If you want to use your own trades exclusively, you can set your delegated maintenance authority limit to $0 and we'll refer every item to you for instruction.
Marenn is priced monthly based on your property's specific configuration: number of bedrooms and bathrooms, plus any features that add Marenn time: pool, garden and grounds, multi-storey layout, garage or studio, tennis court, or jetty.

Your onboarding visit is your first Marenn. In a single visit we conduct a full baseline Marenn of your property, establish your Digital Home Record, install your Marenn Access Key Safe and your Marenn Climate Station, and configure your Marenn template. The monthly Marenn cadence begins from there.
The onboarding fee reflects the cost of that first Marenn, the key safe hardware, the climate station hardware, the Digital Home Record setup and the coordination time involved. It is the foundation against which every subsequent Marenn Care Report is measured, and what makes TimeFrame™ comparison possible from day one.
Marenn operates on an initial 12-month minimum term, after which membership rolls monthly and can be cancelled with 30 days’ written notice. We think of the first year as the period where the service proves its value — your Digital Home Record is established, seasonal patterns are documented and TimeFrame™ starts to show its depth. After that, your continued membership is entirely your choice, and we believe the service should earn it.
Your Marenn photography, condition records and property history are stored securely and used to deliver your service. We may use anonymised, aggregated data, never personally identifiable, to improve our platform and develop future services.
We do not sell your personal data. All data is handled in accordance with Australian Privacy Law. Where future products require additional data use, we will seek your explicit consent.
Your Marenn data — inspection photos, condition reports, Climate Station readings, and your Digital Home Record — is used to deliver your service. It belongs to your property's permanent record and is accessible to you at any time.
Marenn may use anonymised, de-identified data in aggregate to improve our platform, develop new Marenn products and services, and build analytical capabilities. We will never use data in a way that identifies your property without your explicit consent, and we will never sell personally identifiable data to third parties.
When you sign up, we ask for your explicit consent to this data use. You can withdraw that consent at any time by contacting us at hello@marenn.com. Your service continues either way — data use for research and development is separate from data use to deliver your Marenn.
